Terms of Service

These Terms of Service govern your access to and use of Maintli's website and maintenance-management services. By accessing or using Maintli, you agree to these terms. If you use Maintli for an organization, you represent that you are authorized to accept these terms on its behalf.

If you do not agree, do not use the service.

Maintli helps landlords and property managers receive, organize, assign, track, and update maintenance requests. Features and usage limits may vary by plan and may change as the product develops.

Maintli is not an emergency service. Do not use Maintli as a substitute for calling 911, emergency services, a utility emergency line, or an appropriate property emergency contact. Maintli does not perform repairs and does not guarantee the availability, response time, or work of any landlord, manager, employee, or vendor.

You must provide accurate information, keep your sign-in credentials secure, and promptly tell us if you believe an account has been compromised. You are responsible for activity performed through your account to the extent permitted by law.

You may only create or use an account if you can legally enter into this agreement. Organizations are responsible for managing their authorized users and access.

Landlords and property managers are responsible for the information they enter into Maintli, the properties and units they manage, their relationship with tenants, staff, and vendors, and all decisions made about maintenance work.

You are responsible for providing any legally required notices, obtaining necessary permissions or consents, and using tenant, employee, and vendor information lawfully. You must review maintenance requests and take appropriate action outside Maintli when health, safety, habitability, or legal obligations require it.

You may not use Maintli to:

• Break the law, violate another person's rights, or facilitate harmful or fraudulent activity.
• Upload malicious code, probe security, disrupt the service, or access data or accounts without authorization.
• Harass, threaten, discriminate against, or impersonate another person.
• Submit content you do not have the right to use or share.
• Reverse engineer or misuse the service except where applicable law expressly permits it.

You retain ownership of the information, photos, messages, and other content you submit. You give Maintli a limited, non-exclusive license to host, process, reproduce, and display that content only as needed to provide, secure, support, and improve the service.

You represent that you have the rights and permissions needed to provide that content to Maintli.

A 7-day demo is intended to let new customers evaluate Maintli before selecting a paid plan. Plan features, prices, billing periods, and usage limits shown when you select a plan are part of these terms.

Paid subscriptions may renew for the selected billing period until canceled, subject to the terms presented at purchase. Taxes may apply. For invoices, subscription, or billing questions, contact billing@maintli.com. Maintli will not represent that a payment, subscription, or cancellation has completed unless it has actually been confirmed.

Maintli and its licensors own the service, including its software, design, branding, and documentation, excluding your content. These terms do not transfer ownership of the service to you.

Maintli may rely on third-party services for functions such as hosting, authentication, storage, communications, and payment processing. Those providers may have their own terms and privacy practices.

We work to keep Maintli reliable, but the service may occasionally be unavailable, changed, or discontinued. We may suspend or terminate access when reasonably necessary to address security risks, legal requirements, nonpayment, or material violations of these terms.

You may stop using Maintli at any time. Provisions that by their nature should survive termination, including ownership, disclaimers, and limitations of liability, will continue to apply.

To the fullest extent permitted by law, Maintli is provided “as is” and “as available,” without warranties of uninterrupted or error-free operation. Maintli is a workflow tool and is not responsible for the condition of a property, the accuracy of user-submitted content, or the conduct or performance of landlords, tenants, staff, or vendors.

To the fullest extent permitted by law, Maintli will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, revenues, data, or business opportunities resulting from use of the service. Nothing in these terms excludes liability that cannot legally be excluded or limits non-waivable consumer rights.

We may update these terms as the service evolves. We will post the revised terms here and update the date above. If a change is material, we may provide additional notice. Continued use after the effective date of revised terms means you accept them to the extent permitted by law.
